You get an arrival window in writing. If we miss it, we say so first — not after you have taken the afternoon off.

A program, not a trap

Most buildings need a cadence — mouse season, wasp season, a quarterly walk. That is how the envelope stays closed and how the work stays funded. What you will not get is a fog subscription you cancel in collections. The spec is written. The visits earn the next one. You can leave. The file stays yours.

The file is the product

Photos, ranked pathways, materials. If last year’s vendor left you a ticket, this is the opposite.

Mice that return are an open joint

If a pathway we closed reopens in the first freeze-thaw season, we come back to that joint. We do not sell you the same bait station as a sequel.

What we will not sell

The one-star list, refused.

  • Door-to-door cancellation theatre.
  • A monthly fog with no permission to close the building.

  • A call centre that cannot name the building.
