Technician treating a commercial corridor

Services

Disciplines, not packages.

Each service is a way into the same method: diagnose, close, intervene if required, and keep a record. We will tell you which one the building actually needs.

Structural Assessment

Most pest programs start at the trap. We start at the drawing of the wall. A Framework assessment reads the building the way an envelope consultant would — then overlays pest biology on that map.

  • Full-perimeter and roof-to-grade walkthrough
  • Thermal and moisture screening of suspect assemblies
  • Penetration and void inventory (MEP, cladding, below-grade)

Permanent correction

Exclusion Engineering

Exclusion is construction, not pest control theatre. We specify and install the corrections that stop entry: door sweeps that actually meet the slab, vent screens that survive Chinooks, and sealant systems that move with the assembly.

  • Rodent-proofing of doors, docks, and grade transitions
  • Vent, soffit, and mechanical penetration screening
  • Weep, cladding, and below-grade detailing

Data-driven protection

Monitoring Programs

Stewardship needs a record. Monitoring programs replace the vague ‘we sprayed’ with trend lines: activity by zone, seasonal pressure, and whether last quarter’s exclusion is still holding.

  • Site-specific inspection architecture
  • Interior and exterior monitoring points
  • Seasonal pressure mapping for Calgary’s pest calendar

Clinical response

Targeted Intervention

Intervention is sometimes required. It is never the whole job. Treatments are selected for the species, the assembly, and the occupants — then paired with the exclusion that makes a second visit unnecessary.

  • Species-specific protocols for rodents, wasps, ants, and stored-product pests
  • Occupied-building methods for healthcare, food, and multi-residential
  • Documentation suitable for audits and brand standards

Asset protection

Portfolio Stewardship

Most Calgary buildings need more than one visit. Freeze-thaw reopens joints. Stewardship is the cash-flow product that is also the honest one: a written seasonal or quarterly program, the same diagnostic language, and a file you keep if you leave. Houses, multi-res, and portfolios.

  • Master specification for exclusion and monitoring
  • Onboarding of new assets and due-diligence surveys
  • Quarterly portfolio reviews

Prevention at the drawing board

Design Consultation

The cheapest exclusion is the one drawn correctly. We sit with architects, developers, and envelope consultants to review detailing that will otherwise become habitat: loading docks, rain screens, waste rooms, and green roofs.

  • Drawing and specification review
  • Pre-occupancy and commissioning inspections
  • Retrofit advice for chronic buildings

How we scope

You do not pick a package off a board.

Most buildings start with an assessment. Recurring spray history usually means exclusion. Occupancy or audit pressure may mean intervention first, with the pathway closed behind it. We will say which — in writing — before anyone drives.

  1. 01

    Scope in writing

You send the building. We reply with a proposed window, who will attend, and whether we are walking a house, a tower, or a dock face. No mystery dispatch.

  2. 02

    Walk the envelope

Perimeter to roof, grade to mechanical. Thermal and moisture on suspect assemblies. Every penetration that can take a mouse gets a photo.

  3. 03

    Rank the pathways

Findings come back as a file: photos, priority (safety / occupancy / capital / watch), and a close-out you can hand to operations or a contractor.

  4. 04

    Close, then prove it

Exclusion and any required intervention are scoped from that file. Monitoring is how we know the joint stayed closed after the first Chinook.

Questions

Straight answers.

What do you actually do?

You show us what you saw. We inspect and name it. Then we treat what is there, close the freeze–thaw gaps, and follow up. Pest control for homes and businesses — inspect first, no guessed spray.

Are you a conventional exterminator?

No. Framework Pest Ltd. practices structural pest control in Calgary: diagnosis of the building envelope, exclusion engineering, monitoring, and targeted intervention only where a population already exists. Spray-and-leave is not the product.

What is structural pest control?

Structural pest control treats pest pressure as a failure of the building — joints, penetrations, docks, weeps, and voids — rather than as a species to be sprayed. The work is to find the pathway, close it with materials that survive prairie weather, and document that it stayed closed.

Do you serve homes as well as commercial buildings?

Yes. Detached homes and infill houses in Calgary present the same envelope problems at a smaller scale — especially grade transitions, decks, and garage walls. The method does not change.

What areas do you cover?

Calgary and the surrounding region, including Airdrie, Cochrane, Chestermere, Okotoks, and High River. Portfolio work is scoped across Alberta by arrangement.

Will you use chemicals on my property?

When an active population requires it, we use Health Canada-registered products according to label and occupancy. Every intervention is paired with a plan to close the pathway so chemistry is not the annual plan.
