Structural Assessment

A forensic survey of the envelope: how the building is being used as habitat, and which assemblies are failing.

The discipline

Most pest programs start at the trap. We start at the drawing of the wall. A Framework assessment reads the building the way an envelope consultant would — then overlays pest biology on that map.

An assessment is not a quote for spraying. It is a building-envelope survey with pest biology overlaid. If the last three vendors have treated the same boiler room, the assessment is how you stop buying the sequel.

We work occupied. Healthcare, food, and housing get notice language and methods that do not shut a floor. Homes get the same diagnostic standard at a smaller elevation count.

What’s included

  • Full-perimeter and roof-to-grade walkthrough
  • Thermal and moisture screening of suspect assemblies
  • Penetration and void inventory (MEP, cladding, below-grade)
  • Written findings with photo evidence and priority ranking
  • Exclusion scope ready for operations or capital planning

How the work runs

Four movements, applied to this discipline.

  1. 01

    Brief

Property type, history of spray visits, occupancy, and whether an audit or complaint file is driving the date.

  2. 02

    Walk

Roof-to-grade, every elevation, mechanical, docks, waste, and the interiors that are talking.

  3. 03

    Instrument

Thermal and moisture on suspect assemblies. We photograph the gap, not just the droppings.

  4. 04

    File

Ranked pathways, photos, and an exclusion scope operations can capital-plan.

You leave with

A file, not a fog of product names.

  • Photo inventory of pathways
  • Priority ranking (safety / occupancy / capital / watch)
  • Species notes tied to assemblies, not folklore
  • Exclusion scope with material language
  • A file you can send to a contractor or a board

Questions

About this discipline

Do I need an assessment if I already know there are mice?

Yes. Knowing the species is not knowing the pathway. The 6 mm gap at the garage sleeve is the job. The trap is what you use while it is being closed.

Can you assess a building we haven’t taken over yet?

Yes. Due-diligence walks are a normal use of this service — especially for Alberta portfolios adding an asset.

Scope structural assessment.

Send the building. We’ll tell you whether this discipline is the start, the middle, or the whole job.
